Join a Brokerage: Seek out reputable real estate brokerages and choose one that aligns with your goals and values. Joining a brokerage provides you with valuable mentorship, resources, and a platform to kickstart your career. Some things to consider are your costs and fees incurred at the different brokerages. For example, larger, more corporate, agencies will provide new agents with more tangible resources such as a webpage, business cards, and access to some lead resources. Conversely, smaller, local brokerages such as Sun Real Estate Team in Auburn offer more hands-on coaching, in-person availability, much of the same physical resources, fewer fees, and a more favorable and negotiable commission split tailored to your needs.

Build Your Online Presence: In today's digital age, a strong online presence is essential. Create a professional website, set up social media profiles, and showcase your expertise. This not only enhances your credibility but also helps in attracting potential clients. A great resource, one that we use here at Sun Real Estate Team, is HubSpot. HubSpot is a great all-in-one CRM that will allow you to organize and reach out to your sphere of influence as well as build landing pages, create a webpage, schedule meetings, and more.
- Develop a Marketing Plan: Craft a comprehensive marketing strategy to promote your services. This is when you develop your 4 P's of Marketing: Product (people), Price, Place, and Promotion. This may include creating business cards, designing promotional materials, and leveraging online marketing channels to reach a wider audience. Canva is your best friend!
- Set Clear Goals: Define your short-term and long-term goals. Whether it's closing a certain number of deals within a specific timeframe or expanding your client base, having clear goals provides direction and motivation. Make sure to have a conversation with your Broker about realistic expectations before you quit your day job if you haven't saved up at least a 6-month cushion.
- Create Your Sphere of Influence: When you are starting, you won't have a large referral system so you'll have to start somewhere. Don't think just of the people you know and hope that they will show up and buy a house from you. Instead, focus on the people they know and the people they know. By reaching out to your direct sphere for referrals, you're also indirectly letting them know that you are there and ready when they plan to buy/sell.
